📋 Description

• Review architectural, structural, civil, MEP, and consultant drawings to identify coordination issues, missing information, scope gaps, and constructability concerns • Prepare trade-specific RFPs, bid packages, scope sheets, subcontract exhibits, and subcontractor scope language • Identify qualified subcontractors and vendors, distribute bid packages, manage follow-ups, and drive proposals to completion • Level subcontractor bids, reconcile exclusions and qualifications, and prepare award recommendations • Validate construction costs through market research, historical pricing, material quotes, subcontractor feedback, and cost comparisons • Identify value-engineering opportunities to reduce cost or schedule risk while protecting quality and design intent • Draft RFIs and coordinate open questions with designers, consultants, subcontractors, vendors, and construction leadership • Support project budgets, procurement schedules, long-lead-item tracking, trade cost summaries, allowances, contingencies, general conditions, and risk items • Prepare organized project handoff packages for the superintendent and field team • As the role grows, manage RFI, submittal, procurement, design-coordination, budget, change-order, meeting, closeout, and action-item logs for active projects • Work directly with the Director of Construction

🎯 Requirements

• 5+ years of experience in construction preconstruction, estimating, project engineering, or project management • Strong ability to read and interpret construction drawings, specifications, scopes of work, and trade sequencing • Experience preparing bid packages, leveling proposals, identifying scope gaps, and drafting clear scope narratives • Ability to review multiple drawing disciplines for coordination, completeness, constructability, and risk • Strong written communication skills for RFIs, bid instructions, subcontractor correspondence, meeting notes, and leadership summaries • Working knowledge of project budgets, procurement, schedules, RFIs, submittals, change management, and construction documentation • Comfort working independently in a remote role while staying highly responsive, organized, and accountable • 7–10 years of construction experience with demonstrated ownership of bid packages, scope development, budgeting, coordination, and project controls (nice to have) • Experience with Bluebeam, Procore, Autodesk Construction Cloud, estimating software, or scheduling tools (nice to have) • Experience supporting restaurant tenant improvements, commercial renovations, façade work, utility upgrades, mixed-use projects, ADUs, or ground-up construction (nice to have) • Familiarity with Los Angeles construction markets, subcontractor pricing, permitting considerations, or local trade conditions (nice to have) • Experience reviewing subcontractor change-order requests and assembling backup documentation for leadership review (nice to have)
