📋 Description

• Own the estimating, tendering and value management process end to end, from documentation through to signed contract • Set up and maintain job folders, file plans, and documentation tracking • Review plans and specifications for completeness and identify gaps and inconsistencies • Own the RFI register for documentation and design queries • Chair pre-tender meetings, take minutes, and issue actions • Start and run the construction schedule alongside the estimate • Produce take-offs and pricing for assigned residential jobs • Review estimates against scope, drawings, and quotes • Build formal client proposals alongside estimates • Confirm readiness with the Director before client presentation dates are locked in • Chair pre-submission meetings • Log and track post-tender changes and value-management items through close-out • Action adjustments on self-estimated jobs and coordinate adjustments on jobs estimated by the other Estimator • Prepare updated proposals for resubmission • Flag agreed jobs to the Office Manager so contract details can be progressed • Sit in on key meetings and drive the tender process behind the scenes • Report to the Director

🎯 Requirements

• Philippines-based candidate • Extensive experience in estimating, tendering, or pre-construction management in residential construction • High-end, architectural residential experience is essential • Proficiency with PlanSwift and Excel • Ability to read plans and specifications closely and identify missing information • Ability to raise accurate, well-considered RFIs • Proficiency with AI tools, particularly Claude, for tender review, RFI drafting, and proposal compilation • Experience compiling formal client proposals, including inclusions, exclusions, and scope clarifications • Comfortable chairing meetings and coordinating across design, estimating, and admin functions remotely • Highly self-sufficient, with ability to own jobs from documentation through signed contract with minimal direction • Excellent written English • Strong attention to detail • Comfortable working remotely and asynchronously with an Australian-based team • Genuine commercial understanding of residential construction, including pricing, margin, and risk decisions • Prior experience running a business is highly regarded but not essential • Ability to align with Australian business hours, approximately 9 AM–5 PM, Monday to Friday • Must disclose existing ongoing roles or client work • Must reflect the engagement on LinkedIn as “Independent Contractor”
