• Support the Corporate Operations & Construction Compliance Director with vendor communication, contract management, bid follow-up, and project estimation • Prepare accurate estimates through comprehensive takeoffs of commercial and residential scopes of work • Determine labor, material, and time requirements for projects • Review proposal specifications, change orders, drawings, and contracts • Generate forecasts and present reports to upper management • Maintain contract tracking logs and prepare contract documents and templates • Enter data and vendor information into SmartBid and Project Center • Coordinate blueprint orders and execute purchasing and contract administration special projects • Process and review Design Consultant plans and maintain plan logs for design changes and revisions • Manage construction turnover forms, project requests in Wrike, and user access in Sage • Support permitting, including building permits, USPS approvals, FAA approvals, address designations, trailer permits, and local Building Department filings • Develop consultant budgets, permit and impact fee budgets, and project budget uploads • Manage design consultant bidding, scopes of work, schedules of values, contracts, and change orders • Create Notices of Commencement and coordinate utility connections • Develop residential unit matrices • Upload, organize, maintain, revise, label, distribute, audit, archive, and control access to construction documents in AutoDesk and the shared drive • Create document templates and convert project-team information into user-friendly documents • Liaise with project team members to ensure document compliance and quality • Train document specialists and employees on document systems • Report to the Corporate Operations & Construction Compliance Director
• Bachelor's degree in a construction-related field, or equivalent • 3–5 years of related experience in a construction environment and/or training, or an equivalent combination of education and experience • Proficiency in reading and interpreting construction documentation, including project plans, specifications, addenda, reports, and contracts • Ability to read, analyze, and interpret business periodicals, professional journals, technical procedures, and governmental regulations • Ability to write reports, business correspondence, and procedure manuals • Ability to present information and respond to questions from managers, clients, customers, and the general public • Ability to apply mathematical concepts including probability, statistical inference, geometry, trigonometry, fractions, percentages, ratios, and proportions • Ability to solve practical problems and interpret written, oral, diagram, or schedule instructions • Knowledge of Microsoft Office, including Outlook, Word, Excel, PowerPoint, and Project • Experience with Sage PCP, Sage 300, Timberscan, AutoCAD, Bluebeam, PlanGrid, PlanSwift, Wrike, Earthwork, B2W Estimate, Adobe, and Autodesk Build • Must occasionally lift and/or move up to 10 pounds • Ability to perform the listed physical demands, with reasonable accommodations available • Travel percentage up to 10%
