• Perform increasingly complex Property Condition Assessments of existing commercial properties • Monitor new construction and renovation projects • Assist with energy and ADA audits • Assess and report on the condition of commercial properties and building systems across multiple property types • Make forensic assessments of major building systems and distressed conditions • Photograph site and building system conditions • Conduct interviews and research on property maintenance history • Complete technical reviews of PCAs • Train and mentor junior Project Managers • Serve as Team Lead during complex site visits • Recommend maintenance actions and probable costs using cost and recommendation libraries • Interact with clients and other professionals during site visits • Participate in client conference calls • Write condition and status reports using in-house templates • Research public records for building, zoning, and fire code violations • Monitor construction, review contractors’ payment requisitions, and recommend release of construction funds • Observe compliance of as-built conditions with contract drawings and specifications • Review construction schedules, trade payment breakdowns, job cost reports, and payment requisitions • Manage multiple projects and deliver timely, proactive client service
• 8 to 12+ years of experience performing forensic assessments of major building systems and conditions • Knowledge and experience assessing various property types • Knowledge of entitlement/permitting processes and construction delivery methods and agreements • Familiarity with construction best practices, general building codes, and various building types • Previous construction administration, construction management, architecture, engineering, or similar experience • Previous experience performing PCAs or related projects • Experience with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments • Detail-oriented and organized • Proficiency in Word, Excel, and Outlook • Advanced writing and communication skills • Ability to communicate with people at all levels • Willingness to travel if necessary • Ability to work independently on multiple projects under strict deadlines • Ability to occasionally climb ladders to access two- and three-story, low-slope roofs • Ability to work outside and navigate stairs, sites, and building interiors • Bachelor’s degree in Engineering, Architecture, or Construction required • Registered Architect (R.A.) or Professional Engineer (P.E.) preferred • Ability to lift and/or move up to 25 pounds
