📋 Description

• Oversee operations of multiple affordable apartment communities within an assigned portfolio • Provide leadership, guidance, and accountability to Community Managers and site teams • Recruit, hire, retain, mentor, and support team members • Lead regular portfolio meetings • Partner with Community Managers on cost-effective operations and annual operating budgets • Monitor monthly financial performance and variance reports • Implement occupancy and rental-rate strategies within program guidelines • Ensure properties meet quality and long-term asset viability standards • Conduct regular community inspections, including monthly and bi-annual safety inspections • Oversee preventive maintenance programs • Partner with Asset Management on vendor contracts, capital projects, insurance claims, and major repairs • Ensure compliance with federal, state, and local affordable housing regulations • Oversee agency-inspection preparation and continuous compliance readiness • Support relationships with community organizations, local officials, and public safety partners • Represent ALCO within affordable housing and property management professional organizations • Perform additional duties supporting portfolio and company goals

🎯 Requirements

• Strong knowledge of affordable housing programs and compliance requirements • Demonstrated financial management and budgeting expertise • Proven leadership experience managing multi-site teams • Strong communication, organizational, and problem-solving skills • Ability to travel regularly within the assigned portfolio • Successful completion of a background check and drug screening • Employment eligibility information required during application
