📋 Description

• Advance sites from early-stage development through construction readiness • Coordinate permitting, entitlements, utilities, land requirements, and preconstruction activities • Ensure sites are fully approved, de-risked, and positioned to meet construction timelines • Lead day-to-day site readiness efforts across Development, Design, Construction, Legal, and external partners • Engage with local jurisdictions and regulatory agencies to facilitate approvals and resolve project-delivery issues • Develop and execute permitting roadmaps covering land use, environmental, grading, and building permits • Support government relations and serve as a point of contact for planning departments, building officials, and regulatory agencies • Represent the company at planning commission, zoning board, and city council hearings as needed • Review local building codes, design guidelines, zoning, ordinances, and related standards • Lead pre-application meetings and address questions from inspectors and code officials • Coordinate easements, rights-of-way, title and survey reviews, encroachments, and boundary disputes • Oversee third-party consultants, scopes of work, proposals, budgets, and technical deliverable quality • Coordinate power, water, temporary construction services, and fiber connectivity • Identify site constraints and support mitigation planning • Maintain a Site Readiness Dashboard for executive leadership • Formalize Ready to Build packages for the construction execution team • Help develop a Site Readiness Playbook and project-specific RACI matrices • Perform additional duties as assigned

🎯 Requirements

• 8–12 years in land development, project management, or site readiness, specifically within heavy industrial, energy, or data center sectors • Ability to interpret civil engineering drawings, ALTA surveys, and complex legal descriptions • Proven track record of negotiating with utility providers and municipal leaders • Proficiency in project management software such as Procore, Primavera P6, or MS Project • Must be insurable under CleanSpark's vehicle insurance policy if duties require operating a company vehicle or traveling between job sites
