📋 Description

• Oversee many properties in a portfolio and make decisions to achieve regional community objectives • Hire, train, mentor, lead, and inspire property management professionals • Oversee financial budgeting and reporting • Manage marketing and leasing efforts for apartment communities • Inspect properties regularly and verify vacant-unit conditions • Manage daily property requirements and long-range capital improvements planning • Ensure monies are deposited and recorded and bookkeeping procedures are followed • Review property status and financial reports • Respond to residents’ concerns, comments, and complaints • Build teamwork among properties while maintaining non-fraternization policy • Refer liability claims, legal complaints, and violations to legal or corporate teams • Maintain relationships with owners, partners, and executives • Oversee repairs, maintenance, permits, utilities, and make-ready turn times • Review and approve operating budgets, forecasts, sales and marketing plans, capital invoices, variance reports, reclassifications, and accruals • Create, mentor, and manage property management teams • Coordinate orientation and ongoing training programs • Review staff performance and recommend salary increases or advancement • Manage time off and submit payroll for processing • Ensure safety training compliance and report workers’ compensation issues and employee incidents • Develop employee performance goals and plans and coordinate employee concerns and terminations with Human Resources • Monitor market conditions, occupancy, revenue, rental pricing, and renewal strategies • Review marketing surveys and approve marketing strategies • Ensure websites and collateral materials are accurate and updated • Perform other duties as assigned or requested to support property operations

🎯 Requirements

• 5+ years experience in multi-family property management with demonstrated multi-site leadership • Financial oversight • LIHTC compliance knowledge • Minimum 1 year of Regional Manager experience required • Working knowledge of Real Page or other property management software • Must have reliable transportation, maintain auto insurance, and have a valid driver’s license • Strong communication and customer service skills • Strong analytical and computer skills • Ability to effectively communicate recommendations directly to senior management • Ability to develop, plan and implement short and long-range goals • Desire to work in an entrepreneurial, fast-paced environment • Ability to travel as needed for site visits and company meetings; estimated 50% and/or based on portfolio needs • Bachelor’s Degree preferred • CAM, CPM, ARM, or CCRM certification preferred • Bilingual or multilingual skills preferred • Advanced proficiency with RealPage property management suite of products preferred
