📋 Description

• Source, negotiate, and close convenience retail acquisition opportunities averaging $10mm–$15mm per investment • Lead deal efforts and partner with leadership to assess, recommend, and facilitate retail real estate acquisitions • Identify convenience retail assets for acquisition and grow the company portfolio • Independently source, negotiate, and close acquisition opportunities below $20mm • Review financial projections and pricing analyses using IRR, ROI, loan amortization schedules, and earnings accretion • Source off-market acquisitions through broker and landlord relationships • Draft and review transaction documents, including LOIs and PSAs • Contribute to current and future corporate strategy for the transactions team • Establish industry relationships for deal origination and sourcing • Identify and recommend new assets • Negotiate business terms of acquisitions • Coordinate with departments, brokers, and internal/external legal counsel to complete investments

🎯 Requirements

• Experienced dealmaker with strong connections in the retail real estate industry • Prior retail real estate financial modeling experience • Ability to independently source, negotiate, and close acquisition opportunities below $20mm • Experience reviewing financial projections and pricing analyses using IRR, ROI, loan amortization schedules, and earnings accretion • Proficiency with Excel and Argus • Experience creatively sourcing off-market acquisitions through broker and landlord relationships • Experience drafting and reviewing transaction documents, including LOIs and PSAs • Exceptional attention to detail • Well-developed analytical and problem-solving abilities • Prior analytical and dealmaking experience in the retail real estate industry • Passion for retail real estate transactions and dealmaking • Strong communication, negotiation, and presentation skills • High degree of initiative and independent judgment • Strong educational background in finance, accounting, or real estate • Real estate and business financial acumen • Ability to work remotely in Dallas, Houston, or Austin, Texas • Availability for occasional travel
