📋 Description

• Ensure efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems for assigned properties • Perform plumbing, electrical, and HVAC requirements • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, panels, valves, thermostats, and diffusers • Verify field conditions and perform necessary repairs or adjustments • Monitor energy management • Repair doors, ceilings, hand railings, floors, and other property components • Repair plumbing fixtures • Perform preventive maintenance, including filter changes, coil cleaning, condenser flushing, tube punching, bearing greasing, belt inspection, pulley and shaft alignment, water chemical treatment monitoring, cooling tower maintenance, annual inspections, and scheduled routines • Inspect engine room, fan room, cooling tower, motors, pumps, electrical rooms, backup generator, fire pumps, sump pumps, and ejector pumps • Replace lamps and light fixtures, reinstall or replace signage, and keep rooms clear of obstructions and debris • Inspect emergency exit signs and lights and maintain clear access to emergency stairs and exits • Perform fire and life safety inspections according to NFPA, local jurisdiction, company standards, and building protocols • Document and report activities to the supervisor • Respond immediately to emergencies and customer concerns • Comply with applicable codes, regulations, governmental agency requirements, company directives, and safe work practices • Complete annual C&W Safety Training • Comply with the C&W Uniform Dress Code and maintain a neat, clean appearance • Travel between assigned properties in varying weather conditions • Perform other duties, responsibilities, and activities as assigned

🎯 Requirements

• High School Diploma or GED equivalent • 5+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting • Appropriate license/permit for trade as may be required, such as Journeyman or Master Electrician License, Refrigeration Certificate of Fitness, High Pressure Boiler License, or High Pressure Steam Operator • May be required to have certification as a Universal Technician for CFC’s depending on market licensure requirements • Valid driver’s license and good driving record with periodic checks (where applicable) • Basic computing skills in Outlook, Excel, and Word • Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, and related equipment • Knowledge of energy management systems, techniques, and operations • Thorough knowledge of building systems operations, maintenance, and repair • Ability to work extended periods without relief during priority/emergency situations, including overtime-type assignments • May require shift work and/or on-call duties • Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment, and safely install rigging/lifting devices • Ability to crouch and reach to install or move equipment • Ability to speak clearly and understand orally and written information • Ability to read printed material, drawings, and schematics
