β’ Responsible for space planning, workplace design, and portfolio analytics across GardaWorld business units β’ Supports efficient space utilization, occupancy planning, and workplace strategy while coordinating with Project Managers and external partners β’ Develop test fits, blocking plans, and space layouts for offices, branches, and specialized facilities β’ Translate business requirements into efficient, functional space plans aligned with operational needs β’ Optimize space utilization, adjacencies, and workflow β’ Support development of workplace standards and space guidelines across the portfolio β’ Partner with business units to understand headcount projections, operational needs, and space requirements β’ Conduct space needs assessments, occupancy planning, and capacity analysis β’ Document detailed program requirements for use by architects and project teams β’ Align planning with future growth, consolidation opportunities, and cost optimization initiatives β’ Maintain and track space utilization metrics, headcount data, and occupancy ratios β’ Analyze portfolio performance to identify opportunities for consolidation, densification, or reconfiguration β’ Support scenario planning with data-driven insights β’ Assist in long-range portfolio planning and capital forecasting β’ Coordinate with architects, designers, and project teams to translate test fits into construction drawings β’ Review design documents to ensure alignment with approved space plans and operational requirements β’ Provide input during design development to maintain efficiency and cost control β’ Partner with Project Managers to ensure space plans are executed accurately during construction β’ Assist with design-related RFIs, layout adjustments, and field coordination as needed β’ Support move planning, seating assignments, and occupancy readiness
β’ Bachelor's degree in architecture, Interior Design, Facilities Planning or related field β’ 5β7+ years of experience in space planning, workplace strategy, or corporate real estate environments β’ Experience supporting office, industrial, or operational facilities (experience with security or mission-critical environments is a plus) β’ Experience working in multi-site, multi-region portfolios (U.S. and/or Canada preferred) β’ Strong knowledge of commercial leasing, building codes, regulations, and safety standards β’ Excellent communication skills and ability to lead cross-functional teams β’ Proficiency in space planning and design tools (AutoCAD required; Revit, SketchUp, or similar preferred) β’ Strong skills in Microsoft Excel (space utilization tracking, headcount analysis, scenario modeling) β’ Experience with space management or IWMS platforms (e.g., Archibus, Tririga, or similar) preferred β’ Ability to create test fits, stacking plans, and occupancy diagrams β’ Familiarity with reading and interpreting architectural drawings and construction documents
