📋 Description

• Provide front-line relationship management for a specified portfolio of LIHTC projects • Actively manage risks and solve analytical problems through performance-data analysis and in-depth financial analysis • Identify issues, root causes, and stakeholder needs • Facilitate inter-company communication between cross-functional teams and coordinate expertise to resolve issues and customer requests • Consolidate centralized analysis from various departments into an encompassing message for stakeholders • Interact with area Originators and Underwriters to gain market, partner, and LIHTC-industry insights • Develop SMART plans to move issues and requests toward resolution • Conduct partner meetings with GPs and Sponsors to establish relationships, understand organizations and development pipelines, discuss market and regulatory changes, and identify potential concerns • Conduct portfolio site visits to assess physical and compliance risks and recommend improvements • Provide informed recommendations and coordinate participation from relevant teams and departments

🎯 Requirements

• Industry relevant undergraduate degree and/or CPM® Certification, HCCP Certification, or other industry recognized designations/certification/license • 5+ years of real estate operations / LIHTC or other relevant industry experience • Broad understanding of affordable housing and ability to understand and advise others on Low Income Housing Tax Credit program regulations • Familiarity with subsidy and grant programs such as HOME, Section 8, SRO, NAHASDA, HOPWA, VA and Continuum of Care • Strong real estate financial and analytical skills, including underwriting/deal structure, comparative analysis, audit review and identification of underlying performance issues • Ability to lead groups of diverse stakeholders through project-level discussions • Strong negotiation skills and ability to work through complex issues toward win-win outcomes • Ability to work independently and multitask with competing deadlines during peak reporting times • Critical thinking skills and ability to offer opinions and decisive courses of action based on analysis • Strong ethics in interpersonal relations and ability to work as an effective, collaborative team member • Ability to improve current systems, processes, and tools • Able to travel to and throughout multiple Enterprise properties • Able to walk properties in inclement weather
