• Examine chain of title for complex commercial and industrial properties • Own assigned files from opening through completion • Perform title examinations on complex commercial orders • Abstract and analyze leases, subleases, acreage, liens, judgments, easements, vital statistics, plot and map books, surveys, and recorded documents • Determine ownership and legal restrictions and verify legal descriptions and record completeness • Prepare title products and commitments using procedural guidelines • Apply knowledge of commitment Schedules A, B, and C • Partner with agents and underwriting to identify, communicate, and resolve complex title and curative matters • Provide responsive communication and careful file management on assigned files • Review surveys and title documentation and prioritize material title issues • Read, interpret, and map complex legal descriptions • Act as a collaborative resource to team members • Perform other duties as assigned
• High School Diploma or equivalent • Minimum of 2 years of directly related title examination experience • Demonstrated commercial title experience required • Proven experience examining Texas commercial title files • Candidates may reside outside Texas if they have strong Texas-specific commercial title experience • Ability to independently manage complex commercial files from start to finish • Strong knowledge of commercial commitments, including Schedules A, B, and C • Strong commercial survey review skills • Experience with acreage and interpreting/mapping legal descriptions • Strong detail, analytical, quality orientation, and problem-solving skills • Customer service orientation and collaborative team-first approach • Strong Microsoft Office skills • Knowledge of legal terms used in title documents • Ability to read and decipher complex legal descriptions relating to commercial title orders
