📋 Description

• Source and present potential sites, using data to guide site selection • Lead comprehensive due diligence reviews of prospective sites • Assist with site selection and site design • Create and review market surveys, geo-mapping, rent projections and pro forma budgets • Develop and maintain relationships with landlords, brokers, contractors and vendors • Evaluate market conditions and comparable properties to determine market values • Prepare LOIs for new sites, leases, tenant improvement requests, renewals and terminations • Coordinate legal review of real estate documents before execution • Track contract processes and critical dates • Set up utility accounts and landlord payment arrangements • Oversee administration, tracking and auditing of Geode Health leases • Maintain the real estate lease database • Coordinate real estate payment processes with Accounts Payable and Accounts Receivable • Complete estoppels, SNDAs and lease amendments • Support real estate accounting compliance, audits and tenant improvement allowance collection • Complete lease-related analyses and reports, including CAM, rent and charge reconciliations • Track real estate portfolio performance with Finance and Operations • Administer and negotiate lease renewals, terminations, extensions and rent deductions • Identify opportunities to improve real estate processes, costs and tools • Prepare and present portfolio updates, data and recommendations to Geode Health leadership • Support Geode Health's new outpatient mental health offices

🎯 Requirements

• Bachelor’s degree in Real Estate, Business, or a related field, from a top university • 5+ years of real estate experience • Healthcare real estate experience preferred • Proven experience managing multiple small capital projects • Experience with financial analysis, contract management and pay applications • Experience managing across multiple states and cities • Experience developing and maintaining relationships with contractors, landlords and vendors • Understanding of pertinent building codes, regulatory agency requirements and ADA compliance • Experience building, developing and leading a high-performance team • Ability to travel to support projects; position may entail up to 50% travel • Passion for Geode Health’s mission • Self-starter who takes ownership of decisions • Creative and strategic thinker • Organized and process-oriented • Willingness to contribute beyond own scope as needed
