📋 Description

• Supervise all Construction Managers and manage construction activities within assigned communities • Guide the construction team on warranty issues, scheduling, trade partner oversight, quality control, price negotiations, and company policies • Coordinate and oversee daily trade partner tasks according to job schedules and scopes of work • Ensure contract documents adhere to City or County requirements and building codes • Provide trade partner performance feedback to the Director of Construction • Inspect buildings and homes under construction for specification and quality compliance • Ensure timely completion and delivery of homes while maintaining clean and safe job sites • Coordinate with municipal inspectors for timely approval of development phases • Monitor and manage Storm Water Management compliance, including inspections and documentation • Assist the Construction Manager in Training with RFIs, submittals, and project documentation • Manage departmental performance against targets and budgets • Develop project-specific scopes of work and award trade partner contracts • Maintain project budgets, including owner and trade partner change orders and budget adjustments • Organize meetings with the project Owner and Architect and document meeting minutes • Oversee monthly reporting to the project Owner and partners • Collaborate with pre-construction and estimating teams to finalize project budgets • Qualify trade partners and negotiate pricing with the purchasing department

🎯 Requirements

• Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred • High School diploma or GED required • A minimum of 4 years of relevant construction experience or education is required • 5+ years of multi-family construction experience preferred, especially with garden wrap and podium projects • Class B license preferred • Strong understanding of multi-family construction • Ability to read, understand, and modify project drawings, off-site improvement plans, and project-specific engineering reports • In-depth knowledge of relevant building codes and all scopes of work • Expertise in BuildPro, Hyphen, and Procore preferred • Proficiency in Microsoft Outlook, Excel, Word, and Project • Ability to work in excess of 8 hours per day in a confined construction trailer • Ability to operate a motor vehicle • Ability to read plans, climb stairs and ladders, bend, stoop, reach, lift, move, or carry equipment exceeding 50 pounds • Ability to occasionally operate construction equipment • Finger dexterity may be required to operate a computer keyboard and calculator
