📋 Description

• Travel to oversee the day-to-day financial, administrative, sales and marketing, and maintenance operations of communities • Ensure company standards are achieved and excellent customer service is delivered • Directly supervise onsite staff and facilitate successful property management while onsite • Regularly inspect properties and take action to ensure compliance with safety, industry, and state/city/federal regulations • Identify improvement opportunities and suggest ways to improve property efficiency, productivity, and profitability • Analyze market and economic trends and implement marketing and leasing strategies to achieve occupancy and revenue goals • Monitor traffic logs, budgets, renewals, marketing data, and related property information • Develop resident retention by responding to residents and addressing service issues • Manage repair and maintenance requests and ensure appropriate responses to resident service orders • Verify and inspect vacant units and oversee preventative maintenance programs • Partner with the Regional Manager to create operating income and expense budgets • Follow purchasing, expense monitoring, approval, payable, and purchase order procedures • Monitor vendor statements and balances • Prepare weekly and monthly property operational and financial reports • Review income and expense reports and report budget variances • Coordinate revenue collection and documentation and collect delinquent accounts • Hire, train, supervise, develop, and mentor property staff • Conduct performance evaluations and corrective action as needed • Travel up to 100% of the time to other sites as scheduled • Perform other duties as assigned

🎯 Requirements

• Bachelor's degree in Business, Management, Real Estate, or a related field; equivalent combination of education and relevant experience will also be considered • 3–5 years of property management experience, including responsibility for property operations, resident/customer service, and financial performance • Ability to travel as needed via automobile and air transportation for business meetings, training, and company events • Proficiency in Microsoft Office Suite, particularly Word and Excel • Comfort learning and utilizing property management technologies and systems • Strong verbal and written communication skills • Ability to build productive relationships with residents, clients, vendors, and team members • Demonstrated ability to prioritize multiple responsibilities and perform effectively in a fast-paced environment • Understanding of accounting and financial principles related to property operations and budgeting • CAM (Certified Apartment Manager) and/or CAPS (Certified Apartment Portfolio Supervisor) designation may be required in accordance with applicable state or local regulations • Experience with Yardi or similar property management software • Monday-Friday work schedule; schedule may vary • Some overtime may be required and ability to work extended hours as needed to meet business needs • Satisfactory background and drug screen required for employment • Ability to travel locally, overnight, in specific regions or states via automobile and airplane may be required • May occasionally lift up to 30 pounds
