• Prepare and revise Phase I ESA reports in accordance with ASTM E1527, the All Appropriate Inquiries rule, and client scopes • Synthesize site reconnaissance, interviews, environmental database reports, agency records, and historical sources into coherent assessments • Identify and document RECs, CRECs, HRECs, data gaps, and business environmental risks • Coordinate with field personnel to resolve missing or unclear information before report issuance • Manage multiple concurrent writing and review assignments while meeting deadlines • Communicate proactively with project managers, field consultants, subcontractors, and technical leaders • Apply templates, standard language, client protocols, and document-control procedures • Support report templates, review checklists, and standard operating procedures • Perform on-site Phase I Environmental Site Assessments as needed • Manage radon testing for multifamily and commercial assignments from scoping through final reporting • Coordinate testing requirements, property access, scheduling, device placement and retrieval, and lab processing • Verify radon services comply with NRPP, ANSI/AARST, and lender requirements • Review testing plans, field documentation, chain-of-custody records, and lab results • Track testing windows, retrieval activities, reporting deadlines, access issues, invalid measurements, and anomalies • Prepare or review radon summaries, findings, and recommendations for ESA and lender deliverables • Review reports for ASTM, client-scope, and company-procedure compliance • Identify technical inconsistencies, unsupported conclusions, missing documentation, and formatting issues • Provide feedback to report authors and project teams • Assist with client-requested revisions and responses to technical questions
• Bachelor's degree in environmental science, geology, engineering, environmental studies, or related field • Minimum 5 years of relevant environmental consulting or due diligence experience, including preparing and/or technically reviewing Phase I ESA reports • Must meet the definition of an Environmental Professional under 40 CFR Section 312.10, or perform work under the responsible charge of one • Strong working knowledge of Phase I ESA processes and current ASTM E1527 terminology and reporting requirements • Ability to evaluate environmental information and develop well-supported findings, opinions, and recommendations • Ability to identify inconsistencies, unsupported conclusions, and scope-compliance issues during technical review • Exceptional technical writing, editing, and verbal communication skills • Proficiency in Microsoft 365, Word, Excel, Teams, and SharePoint • Highly organized and self-directed, with ability to manage competing priorities • Experience with Quire report writing software • Working knowledge of radon measurement processes, NRPP certification requirements, and ANSI/AARST standards • Familiarity with environmental database reports, historical research resources, and regulatory agency files • Understanding of environmental concerns affecting commercial real estate transactions • Ability to coordinate radon testing vendors, schedules, documentation, results, and follow-up actions • Current NRPP Radon Measurement Professional certification preferred • Valid driver's license required when operating a vehicle for company business • Ability to perform occasional field work and site visits, including standing, walking, and climbing stairs or ladders • May occasionally lift or move up to 25 pounds; job description also states up to 50 pounds at outside locations • Must work regular hours of 8:00 a.m. to 5:00 p.m., Monday through Friday • Ability to work required overtime during periods of increased project demand • Travel typically up to 25%
