📋 Description

• Secure and maintain legal rights of occupancy and use of real property/land and facility colocation for TDS facilities and equipment before construction • Research permitting requirements and communicate with permit authorities • Attend meetings and perform occasional field work and travel • Scope and estimate work, create tasks, and work with professional service vendors to obtain data and studies • Prepare, negotiate, submit, expedite, and secure utility pole attachment, railroad crossing, federal, state, county, and local permits • Update and close out records, GIS databases, and maps • Manage annual requirements, payments, bonds, insurance, and reporting • Research local requirements for easements and rights of entry • Ensure compliance with law and TDS policy • Negotiate with private property owners and obtain surveys, legal descriptions, signatures, notarization, payments, and public recording • Assist with lease negotiation, alerts, payments, W9 issues, location issues, ownership changes, records research, phone calls, and document preparation • Assist with special projects and initiatives • Support operations including vendor and risk management, metrics, reports, scheduling, communications, research, and customer service • Perform other assigned responsibilities in support of organizational goals and objectives

🎯 Requirements

• Associate degree (or higher) –OR– 2+ years professional work experience • 2+ years experience in Voice, Data, or Video networking –OR– 6+ months TDS Telecom technical internship experience • Demonstrated experience in permitting • Technical knowledge of Real Estate Law, Land Surveying, Project Management, GIS, Telecommunications, Engineering, Construction, and other fields is desirable • Ability to quickly learn and comprehend complex work, assignments, customer requests, project documents, standards, plans, and maps • Ability to manage, schedule, resource, track, update, report, communicate status, expedite, complete, and close out multiple tasks simultaneously • Ability to work independently and/or with others while meeting cost, time, quality, performance, and productivity expectations • Ability to prioritize tasks and responsibilities and support team and organizational goals • Ability to build professional relationships and negotiate fair and reasonable solutions with internal and external stakeholders • Microsoft Office software proficiency, including Outlook, Excel, and Word • OneNote, SharePoint, PowerPoint, Access, Project, Clarity, Ariba, SAP, and AutoCAD skills are a plus • ESRI GIS software skills, including mapping records, maintaining geodatabases, writing Python scripts, and building complex queries, tools, and maps, are desirable
