📋 Description

• Own and support leasing strategy for an assigned portfolio using KPIs, market conditions, competitive activity, historical performance, and operational data. • Partner with Regional Managers to identify performance opportunities and develop property- and portfolio-level action plans. • Lead or participate in recurring portfolio leasing and business reviews; evaluate performance, trends, risks, priorities, and action-plan progress. • Monitor traffic, lead conversion, applications, leases, renewals, occupancy, velocity, and other leasing metrics. • Monitor competitor activity, pricing, concessions, student demographics, university trends, and local market conditions. • Recommend leasing specials, concessions, pricing strategies, and other leasing initiatives. • Support underperforming properties and emerging leasing risks. • Ensure leasing strategies, campaigns, and initiatives are executed consistently at property level. • Evaluate leasing practices, lead management, follow-up, tour execution, customer experience, and leasing processes. • Provide onsite leasing support during peak seasons, transitions, performance challenges, and other critical periods. • Support new property openings, transitions, acquisitions, and portfolio initiatives. • Train and coach Leasing Managers and onsite teams on leasing systems, CRM platforms, processes, expectations, and best practices. • Provide feedback on leasing techniques, lead conversion, closing, urgency, objection handling, follow-up, customer experience, and tour execution. • Evaluate websites, social media, digital advertising, collateral, outreach, and onsite marketing for brand and leasing alignment. • Partner with Marketing and Operations on campaigns and U.S. and global leasing, marketing, brand, and resident-experience initiatives. • Build relationships with regional, property, onsite, and Support Office teams; communicate trends, risks, opportunities, and recommended actions. • Report to the Director of Leasing.

🎯 Requirements

• Bachelor's degree in Business, Marketing, Hospitality, Real Estate, or a related field preferred; equivalent relevant experience may be considered. • Three (3) to five (5) years of progressive experience in student housing, multifamily housing, leasing, property operations, or a related field. • Ability to travel up to 75% based on portfolio and business needs, including frequent overnight and multi-day travel. • Demonstrated experience leading leasing strategy, sales techniques, lead management, customer experience, and property-level leasing operations. • Experience coaching, training, and developing leasing or sales teams. • Strong organizational and time-management skills with the ability to manage multiple properties, priorities, deadlines, and competing business needs. • Ability to work independently while maintaining strong communication and collaboration with regional and corporate leadership. • Move throughout apartment communities and related property areas while conducting site visits, observations, training, and operational reviews. • Work a flexible schedule when necessary to support property operations, peak leasing periods, move-in/move-out activities, events, training, or other business priorities, which may occasionally include evenings or weekends. • Proficiency with CRM and property management/leasing platforms such as Entrata, Yardi or RealPage; and Microsoft Office applications, including Excel, PowerPoint, Outlook, and Teams. • Student housing experience strongly preferred.
