📋 Description

• Manage the lifecycle of real estate lease agreements, from drafting through termination • Track expirations, renewals, rent adjustments, extensions, and contract terminations • Ensure compliance with contractual provisions by landlords and the company • Keep the contract database up to date in corporate systems • Lead negotiations for renewals and rent reviews • Support negotiations for new leases, mutual termination agreements, and amendments • Work with property owners and property management companies to resolve outstanding issues • Review and validate charges for rent, condominium fees, property tax, and other expenses • Ensure the correct application of contractual adjustment indexes • Support the preparation of the annual budget for real estate expenses • Control accruals and monitor budget execution across the portfolio • Organize and control contractual documentation • Ensure that contracts, amendments, and other documents are properly signed and archived • Support internal and external audits • Work collaboratively with Legal, Engineering, Network Expansion, Finance, and Tax teams • Support site deployment, decommissioning, and regularization processes • Provide contractual information to support decision-making • Maintain ongoing relationships with landlords and property management companies • Resolve contractual conflicts and discrepancies • Monitor notices and requests related to properties • Monitor indicators related to expirations, savings achieved through negotiations, delinquency, and document regularization • Propose improvements to contract management processes

🎯 Requirements

• Bachelor’s degree in Business Administration, Law, Engineering, Real Estate Management, Economics, or a related field • Experience in the administrative management of lease agreements • Experience with contract negotiations • Experience in financial control of contracts • Experience in telecommunications, infrastructure, energy, retail, or companies with a large real estate portfolio is preferred • Knowledge of urban lease legislation (Brazilian Tenancy Law) • Knowledge of contract management • Knowledge of adjustments based on economic indexes (IGP-M, IPCA, among others) • Basic knowledge of contract law • Advanced Excel • Power BI preferred • ERP systems (SAP, Oracle, or similar) • Document management tools • Experience managing contracts for telecommunications towers, rooftops, and technical sites • Knowledge of easements, rights of use, and infrastructure sharing • Experience with network expansion and decommissioning processes • Knowledge of real estate management KPIs • Experience with contract audits and recovery of improperly paid amounts
