📋 Description

• Oversee facilities operations for an assigned regional portfolio, aligning with Regional Vice President priorities and property operations objectives. • Ensure preventive maintenance plan compliance and implement corrective actions. • Conduct or oversee annual and targeted facilities assessments and translate findings into actionable plans. • Coordinate staffing vacancy coverage, RFOS assignments, and travel planning with Operations leadership. • Supervise, coach, train, and develop Regional Facilities Operations Specialists. • Monitor portfolio KPIs and financial performance and implement improvement action plans. • Manage capital expenditure planning and annual projects, including prioritization, scheduling, risk mitigation, and quality closeout. • Support oversight of large or non-recurring capital projects. • Oversee turn planning and results across the portfolio. • Support operational readiness for new community openings, including staffing, preventive maintenance setup, training, and warranty tracking. • Coordinate national vendor accounts, product specifications, and vendor qualification. • Serve as a subject matter expert and guide best practices and continuous improvement. • Partner with Facilities Talent Management to inform training initiatives. • Build relationships with Regional Directors, RVPs, HR, Asset Management, Facilities Talent Management, Property Operations, and Capital Projects. • Recruit, hire, supervise, train, coach, and develop direct reports. • Conduct performance evaluations and development plans and collaborate on compensation adjustments and succession planning. • Provide portfolio updates on assessments, PM compliance, turn readiness, CapEx status, and budget variances. • Manage workflow and project prioritization to ensure on-time execution and completion.

🎯 Requirements

• 7+ years of facilities operations experience, including multi-site leadership; prior experience managing field teams. • Proven success driving preventative maintenance compliance, turn outcomes, and budget/CapEx performance at a portfolio level. • Strong analytical skills with experience using KPI dashboards and financial reports to create actionable improvement plans. • Demonstrated ability to coach, develop, and hold teams accountable; skilled in conducting assessments and translating findings into results. • Excellent cross-functional collaboration with Operations, HR, Asset Management, and Capital Projects; adept at field communications and change management. • Proficiency with Microsoft Office and facilities systems; familiarity with an LMS and Interplay or similar platforms. • Ability to travel regularly across the assigned region as needed.
