📋 Description

• Provide project management support for site selection, including scheduling, progress tracking, and deadline management • Identify and assess land parcels for acquisition aligned with company strategy • Research potential sites, including geographical, environmental, and logistical factors • Analyze location data to assess suitability for data center development • Perform geospatial analysis using GIS platforms, including QGIS, to evaluate parcel boundaries, zoning, environmental overlays, and infrastructure proximity • Build and maintain basic financial models for cost per MW, land basis, comparative IRR, and payback • Support underwriting for prospective sites, including land and infrastructure costs and available tax incentives, with the finance team • Track budget and cost data across the site selection pipeline and flag variances • Prepare site evaluation reports and documentation, including scorecards and location pros and cons • Facilitate sustainable data center projects • Conduct market analysis of real estate trends and economic conditions • Compare potential sites against industry benchmarks and standards • Collaborate with engineering, development, finance, design, and legal teams during evaluation and approval • Maintain accurate records of land acquisition activities, contracts, and milestones • Provide leadership updates and reports on pipeline, progress, and strategic outlook • Report directly to the Director of Development

🎯 Requirements

• Bachelor's degree in Urban Planning, Geography, GIS, Environmental Science, Civil Engineering, Finance, Real Estate, Business Administration, or a related field • 0–2 years of relevant experience, including internships, co-op programs, academic projects, or full-time professional experience • Strong research skills to gather and interpret information about potential sites • Ability to manage time and prioritize tasks to meet deadlines • Ability to analyze data and make informed decisions based on research and metrics • Hands-on experience with GIS software and geospatial analysis • Working knowledge of open-source GIS tools such as QGIS, PostGIS, and GeoPandas preferred • Basic Excel-based financial modeling skills, including cost comparisons, IRR, payback, and other site-selection metrics • Comfort with Excel formulas and basic valuation concepts including NPV, payback period, and cost-per-MW comparisons • Strong verbal and written communication skills • Basic understanding of project management principles • Ability to work collaboratively with teams and stakeholders • Prior coursework or internship experience in finance or real estate finance is a plus
