• Serve as the primary credit authority for the DreamBuilder product • Evaluate and approve complex credit scenarios and loan structures outside standard program guidelines • Analyze borrower, property, and transaction risks to determine overall loan viability • Monitor portfolio performance, delinquency trends, repurchase exposure, and emerging credit risks • Oversee interpretation and application of DreamBuilder underwriting guidelines • Review and approve underwriting exceptions within delegated authority • Provide guidance to underwriting personnel on complex loan matters • Ensure consistency, quality, and accuracy in credit reviews and approvals • Evaluate credit implications of proposed guideline changes and new product features • Support development of eligibility standards, compensating factors, and exception criteria • Participate in investor, warehouse bank, and regulatory discussions related to the DreamBuilder program • Develop reporting mechanisms to monitor approval rates, exceptions, loan quality, and program performance • Present credit risk findings and recommendations to executive leadership • Ensure adherence to federal, state, investor, and company lending requirements • Partner with Compliance, Legal, and Quality Control teams to maintain regulatory compliance • Support internal and external audits, examinations, and investor reviews • Implement corrective action plans when quality or compliance concerns are identified • Partner with Sales, Operations, Underwriting, Capital Markets, and Executive Leadership to balance growth objectives with risk tolerance • Foster a culture of accountability, sound judgment, and operational excellence
• 8+ years of mortgage underwriting, credit risk, or lending experience • 5+ years of leadership experience managing credit, underwriting, or risk functions • Extensive knowledge of residential mortgage underwriting principles, risk assessment methodologies, and regulatory requirements • Demonstrated experience evaluating complex borrower credit profiles and exception requests • Strong analytical, decision-making, and problem-solving skills • Experience presenting recommendations and risk analyses to senior leadership • Experience managing non-QM, affordable housing, first-time homebuyer, shared appreciation, DPA, or alternative qualification loan programs • Experience working with investors, warehouse lenders, and secondary market participants • Strong understanding of portfolio performance management and credit analytics • Previous responsibility for establishing or administering specialized mortgage credit programs • Reliable internet connection and a quiet, professional workspace expected • Ability to communicate via oral and written communication • Ability to occasionally pick up and/or move up to 15 pounds
