• Maintain and repair the hotel’s 80,000-square-foot physical building and mechanical infrastructure • Maintain HVAC systems, boiler systems, preventive maintenance systems, building, and grounds • Inspect the building regularly and identify and repair issues • Perform routine maintenance in hotel rooms, lobbies, kitchen, laundry, and other facilities • Organize repair projects to minimize guest disruption • Plan and oversee renovations and construction as required • Respond quickly to emergency issues such as power outages • Support cost reduction and energy conservation initiatives • Manage relationships with contractors, owners, and service providers • Maintain inventory and coordinate needed expenses with the General Manager • Maintain activity logs for preventive maintenance and work with the General Manager on PM system installation • Perform bed bug eradication using heat machines and chemicals • Repair and maintain HVAC assets, boiler systems, building systems, machinery, kitchen equipment, ice machines, lighting, heating and air conditioning equipment, fire control equipment, guest rooms, and cleaning equipment • Perform facilities maintenance across modular furniture, partition walls, suspended ceilings, doors, hardware, cabinets, counters, walls, roofs, floors, windows, and window coverings • Perform interior and exterior painting • Monitor security systems and Building Automation Systems • Perform minor electrical repairs, including lighting and ballast replacement as appropriate • Test and repair systems and equipment using meters, schematics, drawings, and manuals • Assist with winter snow removal around entrances, doors, and sidewalks • Perform locksmith duties, including replacing locksets, changing cores, cutting keys, and pinning cores • Install and repair drywall, VCT flooring, sheet vinyl, carpet, and carpet tile • Clean work areas, tools, and equipment • Escort and assist subcontractors and facilities technicians across various trades • Perform logistics duties, including arranging shipping, cargo pickup, and transportation • Perform other duties assigned to support department or unit success
• A high school diploma or GED equivalent • At least seven (7) years of hotel facilities and/or building maintenance experience in a hotel with a minimum of 100 rooms • Basic computer skills in Word and Excel • Valid Driver's License with a three (3) year clean driving record to be qualified to drive under the NMS insurance company policy • Must be fluent in speaking, reading, and writing English • Demonstrated experience with electrical, plumbing, and HVAC • Must be willing to become certified to use chemicals for Bed Bug eradication • Contract requires candidate to get a flu shot pre-hire and annually thereafter • Valid Certified Professional Maintenance Manager (CPMM) is a plus • Degree from a vocational school or BSc/BA in Facility Management is preferred • Ability to work indoors and outdoors, including occasional harsh weather conditions • Ability to work in moderate to loud noise • Ability to occasionally lift and/or move up to 50 lbs • Ability to frequently sit, stand, walk, climb, stoop, kneel, crouch, crawl, talk, hear, see, taste/smell, and carry weight/lift
