⢠Build and protect Team Outsider's physical infrastructure across its nationwide campground portfolio ⢠Deliver capital projects on time and on budget using Team Outsider's Setting project management process ⢠Scope, prioritize, budget, schedule, and execute capital projects ⢠Manage project schedules, budgets, risks, changes, decisions, and milestones ⢠Provide General Managers with project guidance, frameworks, tools, coaching, and support ⢠Ensure campgrounds are safe, reliable, guest-ready, and aligned with Team Outsider standards ⢠Identify and prioritize infrastructure issues affecting safety, operations, and guest experience ⢠Assess utilities, drainage, structures, roads, and other critical infrastructure ⢠Develop long-term infrastructure plans balancing guest experience, operational risk, and financial priorities ⢠Support property acquisitions through infrastructure due diligence ⢠Evaluate drainage, utilities, structural systems, environmental concerns, permitting requirements, and capital risks ⢠Provide leadership with recommendations, cost implications, risks, and investment decision points ⢠Build General Managers' project leadership capabilities and delegate appropriate projects ⢠Build relationships with engineers, architects, contractors, municipalities, inspectors, and regulatory agencies ⢠Identify qualified vendors and secure competitive pricing ⢠Navigate permitting and regulatory processes across multiple states ⢠Communicate project expectations, scope, timelines, and deliverables to vendors and hold them accountable ⢠Use technology and AI to improve project management, documentation, communication, and decision-making ⢠Improve project processes, templates, tools, and systems across the growing portfolio
⢠Minimum of 10 years of experience managing similar projects or working at an engineering firm ⢠Significant experience leading commercial construction, infrastructure, facilities, or capital improvement projects ⢠Strong knowledge of utilities, drainage, structural systems, permitting, and regulatory processes ⢠Experience managing projects across multiple locations or operating environments ⢠Demonstrated experience managing project budgets, schedules, and stakeholder communication ⢠Willingness to travel approximately 25% to support properties and acquisitions ⢠Bachelor's degree in Construction Management, Civil Engineering, Engineering, Architecture, or a related discipline (preferred) ⢠Project Management Professional (PMP) certification or similar project management accreditation (preferred) ⢠Campground, hospitality, resort, or multi-site property experience (preferred) ⢠Experience supporting acquisitions and infrastructure due diligence (preferred)
⢠Remote work ⢠Approximately 25% travel to support properties and acquisitions
