• Provide cost management services throughout the project lifecycle for commercial real estate construction projects across the United States • Advise clients on procurement strategies and manage vendor prequalification • Assess proposals, bids, and bid levelling documents; conduct bid interviews; and manage vendor appointments • Develop, review, and present project estimates covering construction, fees, direct work, and other costs • Present value engineering recommendations and risk assessments to clients • Review, validate, and challenge vendor costs using benchmark data • Establish cost reporting schedules and review and present cost reports and forecasts • Maintain commercial risk registers and host periodic project team and vendor meetings • Manage cost control, payment applications, contractor entitlements, change orders, and contractual disputes • Monitor invoicing processes • Benchmark performance against successful commissions • Manage final accounting, post-contract audits, and account closeouts • Conduct post-contract reviews and develop lessons-learned and training documents • Develop project handover procedures • Use Bid Analysis Sheets, Change Control Forms, cost estimating software, and take-off software • Adhere to applicable SOX control responsibilities
• Bachelor’s degree in construction management, cost management, quantity surveying, engineering, or a construction-related field • Minimum 3–5 years of relevant experience in a cost management role in the construction industry • RICS accredited or working towards it is valuable • Experience supporting cost management on medium or large-sized construction projects • Construction consultancy experience is strongly preferred • Good knowledge of construction industry technical matters, including procurement routes, value management, and value engineering • Strong communication skills • Ability to work independently and as part of a multidisciplinary project team • Proactive, client-focused approach • Analytical and stakeholder management skills
