• Advise clients on procurement strategies, vendor prequalification, bid evaluations, bid leveling, contractor selection, and contract awards • Manage estimating services throughout project lifecycles, including cost estimates, pricing validation, benchmark analyses, quantity takeoffs, value engineering opportunities, and risk assessments • Review contractor, consultant, and vendor proposals for scope completeness, pricing accuracy, and alignment with project objectives • Prepare and maintain project budgets, cost plans, cash flow forecasts, and cost reports • Develop and maintain commercial risk registers and support identification and mitigation of cost and schedule risks • Manage cost control processes, including payment applications, change orders, contractor entitlements, and client recommendations • Support contract administration, dispute avoidance, commercial issue resolution, and project cost record maintenance • Monitor project invoicing and financial reporting • Benchmark cost and performance data across projects • Manage final account negotiations, project closeout, post-contract audits, and cost reconciliation • Conduct lessons learned reviews and support best practices, processes, and training materials • Maintain project documentation using cost estimating, takeoff, and cost management software • Collaborate with clients, project managers, consultants, contractors, and stakeholders • Adhere to applicable SOX control responsibilities
• Bachelor's degree in Construction Management, Quantity Surveying, Cost Management, Engineering, Architecture, or a related construction discipline • Minimum 3–5 years of experience in cost management, quantity surveying, estimating, or commercial management within the construction industry • Experience supporting construction, renovation, tenant improvement, retail, commercial, corporate real estate, financial services, healthcare, higher education, industrial, or mixed-use projects • Experience preparing estimates, managing project costs, evaluating change orders, and administering contracts throughout the project lifecycle • Construction consultancy, owner's representative, project management, or contractor-side cost management experience preferred • Knowledge of construction procurement methods, cost planning, value engineering, and commercial risk management • Familiarity with cost estimating and takeoff software, cost reporting tools, and Microsoft Office applications • RICS accreditation or progress toward achieving it considered an asset • Strong analytical, organizational, negotiation, and communication skills • Ability to effectively manage multiple projects and stakeholders in a fast-paced environment
