📋 Description

• Translate executive vision into documented site programs and prioritized requirements briefs • Forecast occupancy and plan space capacity, timing, and location using utilization data • Select sites, tour properties, recommend locations, and negotiate or renew commercial leases • Analyze lease, license, coworking, and short-term venue alternatives • Manage international site selection, leasing, local counsel, brokers, codes, accessibility, entity, tax, and employment considerations • Partner with Accounting on lease classification and ASC 842 treatment • Own landlord and broker relationships, real estate documentation, and key dates • Manage office buildouts end to end from design intent through permitting, construction, and move-in • Coordinate architects, general contractors, designers, and trades against scope, budget, and schedule • Design and deliver assembly and event spaces with appropriate egress, rigging, AV, streaming, acoustics, power, network, and food-service capabilities • Run day-to-day office operations including supplies, maintenance, security, access, signage, and office experience • Establish staffing models, operating standards, playbooks, space management, access control, and visitor management • Own workplace and real estate budgets, capital projects, operating costs, vendor sourcing, contracts, and performance • Build and lead a small workplace team • In the first 12 months, consolidate active projects, establish facilities standards and staffing, create a repeatable opening playbook, and hire initial team members

🎯 Requirements

• 10+ years in workplace, real estate, facilities, or capital projects • End-to-end ownership of at least one office buildout • Ability and availability to travel frequently to multiple offices and locations • Direct experience negotiating or managing commercial leases • Experience working with brokers, landlords, and Legal • Strong construction and vendor project management skills • Ability to manage architects, construction managers, and general contractors against scope, budget, and schedule • Working knowledge of permitting, building codes, accessibility, and workplace safety • Experience delivering or operating public event, customer-facing, or brand spaces • Capital and operating budget ownership with sound commercial judgment • Comfort operating with ambiguity in a fast-moving, scaling company • Experience operating across multiple cities or within a distributed, remote-first company • Experience leasing or building in international markets, particularly EMEA or APAC • Familiarity with lease administration, space management, or IWMS platforms • Experience hiring and managing a small operations or facilities team • AI use, experimentation, and integration into everyday work are expected
