📋 Description

• Review rental and initially LIHTC/HUD qualifying applications within 24 hours of receipt • Document YARDI with application status and Spice number • Perform on-site property file audits and set up new property files • Train personnel and provide continuing education classes in various states and online • Prepare compliance audit reports and submit them to the supervisor within 30 days of on-site audits • Communicate with Community Managers regarding compliance questions and concerns • Provide telephone support for on-site personnel training • Obtain Tenant Income Certifications for monthly, quarterly, and annual tax-credit reporting • Provide signed TICs and Race & Ethnicity forms to the reporting department weekly • Follow up with sites every 10 days on outstanding TICs/50059s and every 30 days on open tickets • Update recertification listings and late recertification listings according to monthly deadlines • Pull scheduled YARDI AR reports for posting to RCL • Maintain and provide monthly fraud and Work Number usage reports • Review annuals, interims, unit transfers, move-ins/outs, gross rent, terminations, 50059 files, and TIC paperwork within 3–5 business days • Document files on the Compliance Monthly Activity Report and submit monthly reports to the Portfolio Manager and property personnel • Create and maintain first-year resident files for LIHTC properties and scan files for reporting • Process corrections required for PNC or other vendors • Assist with tax-credit qualification during on-site visits for new acquisitions • Review and maintain current income-limit binders • Pull and assist with EIV reports as needed • Properly label Spice tickets and verify YARDI data accuracy • Complete required online training

🎯 Requirements

• Must have LIHTC and HUD Experience • Ability to review rental and initially LIHTC/HUD qualifying applications within 24 hours of receipt • Ability to perform on-site property file audits, set up new property files, train personnel, and provide continuing education classes • Ability to prepare compliance audit reports within 30 days of completing on-site audits • Ability to communicate with Community Managers regarding compliance questions or concerns • Ability to obtain and process Tenant Income Certifications, 50059s, EIV reports, and related tax-credit reporting documentation • Ability to use YARDI and document application status, compliance activity, rent, PHA, effective dates, and next AR dates • Ability to maintain compliance logs, reports, recertification listings, and resident files • Ability to travel for audits as required • Ability to complete required online training
