📋 Description

• Act as the key day-to-day client interface for commercial real estate and construction projects • Provide leadership and direction while promoting Turner & Townsend’s purpose, values, and vision • Estimate and negotiate change orders throughout the construction lifecycle • Provide estimating, cost planning, budget management, and final cost plan services • Review and validate cost estimates with design teams, contractors, and project stakeholders • Support cost management across office, retail, industrial, mixed-use, multifamily, hospitality, and other development projects • Reconcile changes and ensure cost and budget data aligns with project objectives • Gather project status information and prepare cost estimate updates • Prepare contractor submission analyses, executive summaries, budget reviews, and commercial recommendations • Coordinate contractor pricing, subcontractor bids, consultant estimates, market benchmarks, and quantity take-offs • Drive engineering and design priorities based on cost impact and budget objectives • Resolve cost and scheduling issues proactively with minimal supervision • Manage cost checks, valuations, cost audits, draw reviews, and financial monitoring • Manage change control, cost variance, contingency, commitments, forecasts, and funding requirements • Prepare funding presentations and coordinate value engineering sessions • Develop and update cost plans and estimates at key design milestones • Review pricing and lead contractor and subcontractor negotiations • Produce monthly cost reports covering budget performance, cost variance, contingency, and forecast final costs • Negotiate and agree final accounts • Compile built-cost and benchmarking records • Coach and mentor talent • Track commission margins, fee/resource forecasts, and financial performance using internal software • Maintain internal business management systems and delivery methodologies • Adhere to applicable SOX control responsibilities

🎯 Requirements

• Bachelor's degree in Construction Management, Cost Management, Quantity Surveying, Engineering, Real Estate, or a related construction field • Minimum 5–7 years of relevant experience in cost management, quantity surveying, or construction cost control • Experience leading cost management services on medium- to large-scale commercial real estate and construction projects of moderate to high complexity • Experience supporting owner-side project delivery, capital projects, project monitoring, construction lending support, cost verification, draw reviews, or financial oversight is a plus • Construction consultancy experience is strongly preferred • RICS accreditation or progress toward accreditation is preferred • Good knowledge of construction industry technical matters, procurement strategies, value management, value engineering, budgeting, and cost controls • Strong understanding of project financial management, change management, cost forecasting, and reporting processes • Excellent communication, stakeholder management, and client-facing skills • Ability to work independently and collaboratively • Ability to work in a client-facing environment • Ability to comply with applicable SOX controls
