📋 Description

• Respond to landlord and tenant enquiries and act as the main contact for active tenancies • Arrange and administer tenancy terminations, notices, early termination requests and property check-outs • Handle deposit negotiations, returns and disputes • Manage tenancy-related and neighbour disputes • Monitor rent accounts, identify and collect arrears, notify landlords, submit Universal Credit documentation and escalate unresolved arrears • Receive, assess and action maintenance reports, determine urgency and risk, appoint qualified contractors, obtain quotations and approvals, and follow jobs through to completion • Collect contractor invoices and maintain landlord ledger records • Deal with local authority schedules of work, improvement notices and regulated or formally reportable works • Run weekly property safety and compliance reports and monitor certificates, licences and visa/right-to-rent expiry dates • Chase outstanding compliance documents, manage failed electrical reports and remedial works, and escalate serious compliance risks • Maintain accurate audit trails, records, diary actions and system communications • Keep landlords informed, manage expectations, handle complaints and support landlord retention • Deliver professional, proactive customer and client service • Meet performance targets covering satisfaction, retention, arrears, deposits, maintenance, compliance and record accuracy

🎯 Requirements

• Previous experience in tenancy management, property management or residential lettings • Strong understanding of tenancy agreements and landlord and tenant obligations • Experience managing maintenance, arrears, deposits, compliance and tenancy terminations • Excellent written and verbal communication skills • Strong attention to detail • Ability to manage a high-volume workload and competing priorities • Customer-focused and solutions-driven approach • Confidence handling difficult conversations and disputes • Strong organisational and record-keeping skills • Ability to work independently and take ownership of cases • Experience using property-management or CRM systems • Practical understanding of residential tenancy agreements • Knowledge of deposit protection and dispute processes • Knowledge of rent arrears procedures • Knowledge of Universal Credit and the benefits system • Knowledge of Houses in Multiple Occupation compliance • Knowledge of property licensing requirements • Knowledge of landlord repairing obligations • Knowledge of Section 11 of the Landlord and Tenant Act 1985 • Knowledge of the Homes (Fitness for Human Habitation) Act • Knowledge of the Housing Health and Safety Rating System • Knowledge of LACORS fire-safety guidance • Knowledge of gas, electrical, fire and general property-safety compliance • ARLA or equivalent property qualification would be advantageous
