📋 Description

• Manage day-to-day facility needs for an assigned portfolio of approximately 40–50 locations and oversee approximately 150–200 active work orders • Manage repair and maintenance requests through Flow Path (CMMS) from submission through completion • Review and prioritize service requests based on urgency, life safety, animal welfare, business continuity, operational impact, and financial exposure • Coordinate troubleshooting, vendor dispatch, estimates, approvals, scheduling, repairs, and follow-up • Provide remote troubleshooting support to non-technical center teams • Manage aging, delayed, or stalled work orders and maintain documentation • Review leases to help determine repair and maintenance responsibility • Source, evaluate, onboard, and coordinate local, regional, and national service providers • Obtain and compare estimates, evaluate proposed repairs, negotiate pricing and scope, and review invoices • Support small- to mid-scale repair, maintenance, and capital projects • Develop scopes of work, coordinate approvals, and monitor project schedules, budgets, and deliverables • Assist with urgent and emergency facility issues and coordinate emergency service providers • Support preventive maintenance programs, recurring services, inspections, and compliance activities • Identify recurring equipment failures and recommend corrective, replacement, or long-term planning strategies • Partner with center, field, finance, legal, safety, operations, and other internal stakeholders • Provide facility guidance and train Center Managers and field leaders • Direct in-house maintenance technicians where applicable • Assist with facility assessments, acquisitions, transitions, renovations, special projects, and company initiatives • Escalate significant facility risks, recurring failures, major expenditures, and unresolved responsibility questions

🎯 Requirements

• 3+ years of experience in facilities management, property management, construction, maintenance operations, vendor management, or a related field • Experience managing a high-volume, multi-site facilities workload with concurrent repairs, vendors, and competing priorities • Strong organizational and time-management skills • Basic understanding of commercial leases and repair and maintenance responsibility provisions • Working knowledge of HVAC, plumbing, electrical, roofing, flooring, doors, fencing, drainage, and fire/life-safety systems • Experience reviewing repair proposals, vendor recommendations, estimates, and invoices • Strong problem-solving, critical-thinking, written, and verbal communication skills • Ability to make sound decisions with incomplete information and recognize when escalation or additional expertise is required • Proficiency with Microsoft Office, CMMS, purchasing, and other business systems • Preferred: experience supporting geographically dispersed, multi-site portfolios • Preferred: experience in pet care, veterinary, hospitality, retail, healthcare, property management, or operationally intensive environments • Preferred: experience reviewing commercial leases, vendor contracts, service agreements, or capital project documentation • Preferred: familiarity with preventive maintenance, capital expenditure planning, and emergency facility response • Preferred: experience directing or supervising maintenance technicians or field service personnel • Preferred: working knowledge of construction terminology, building systems, and basic code or life-safety requirements • May coordinate work across multiple states and time zones • Some travel may be required • May periodically require availability outside normal business hours for significant or emergency facility situations
