📋 Description

• Secure and maintain legal rights of occupancy and use of real property/land and facility colocation for TDS facilities and equipment before construction • Research permitting requirements and communicate with permit authorities • Attend meetings and perform occasional field work and travel • Scope and estimate work, create tasks, and work with professional service vendors to obtain data and studies • Prepare applications, negotiate and submit fees, expedite and secure permits and rights ahead of construction • Update and close out records, GIS databases and maps • Manage annual requirements, payments, bonds, insurance and reporting • Research local requirements for easements and right-of-entry agreements • Ensure compliance with law and TDS policy • Negotiate with private property owners and obtain surveys, legal descriptions and signatures • Coordinate notarization, payments, public recording and record updates • Assist with lease negotiation, alerts, payments, W9 issues, location issues, ownership changes, records research, phone calls and document preparation • Assist with special projects and initiatives • Support operations through vendor and risk management, metrics, reports, scheduling, communications, research and customer service • Interface by email, phone and in person with internal teams, contractors, customers, property owners, government permit authorities, utilities and railroads

🎯 Requirements

• Associate degree (or higher) –OR– 2+ years professional work experience • 2+ years experience in Voice, Data, or Video networking • Must have and maintain a valid driver’s license, reliable transportation and insurance • Demonstrated experience in permitting • Technical knowledge of Real Estate Law, Land Surveying, Project Management, GIS, Telecommunications, Engineering, Construction, and other fields is desirable • Ability to quickly learn and comprehend complex work, assignments, requests, documents, standards, plans and maps • Ability to manage, schedule, resource, track, update, report, communicate status, expedite, complete and close out multiple tasks simultaneously • Ability to work independently and/or with others while meeting cost, time, quality and productivity expectations • Ability to build effective internal and external professional relationships and negotiate fair and reasonable solutions • Proficiency with Microsoft Office software, including Outlook, Excel and Word • OneNote, SharePoint, PowerPoint, Access, Project, Clarity, Ariba, SAP and AutoCAD skills are a plus • ESRI GIS Software, geodatabase maintenance, Python scripting, complex queries, tools and maps are desirable
